FHA Loans in Wyoming: 2026 Limits by County, From Cheyenne to Jackson
Cheyenne and Jackson are in the same state and at opposite ends of FHA's loan limits. In Laramie County, where Cheyenne is, the 2026 FHA limit on a one-unit home is $541,287, the lowest limit FHA sets anywhere, which HUD calls the floor. In Teton County, around Jackson, it is $1,249,125, the national ceiling, and only Alaska, Hawaii, Guam and the Virgin Islands have a higher ceiling.
Wyoming has three FHA loan limits for 2026: $541,287 in 21 of its 23 counties, $579,600 in Uinta County, and $1,249,125 in Teton County. HUD set them in Mortgagee Letter 2025-23 for FHA loans whose case numbers were assigned on or after January 1, 2026.

Teton County, where the FHA limit meets the conforming limit
Jackson is the one Wyoming market where the limit itself is part of the conversation. The conforming limit is the largest loan Fannie Mae and Freddie Mac will buy, and a loan above it is a jumbo loan. In Teton County the FHA limit and the conforming limit are the same figure, $1,249,125. Conforming versus jumbo loans explains what changes above that line.
Laramie, Natrona and Albany are among the 21 counties at the floor.
| County | One unit | Two units | Three units | Four units |
|---|---|---|---|---|
| Teton (Jackson) | $1,249,125 | $1,599,375 | $1,933,200 | $2,402,625 |
| Uinta (Evanston) | $579,600 | $742,000 | $896,900 | $1,114,650 |
| The other 21 counties | $541,287 | $693,050 | $837,700 | $1,041,125 |
Can I sign my closing documents remotely in Wyoming?
In many cases you can. Wyoming's notary law permanently authorizes remote online notarization, and for acknowledgments it also allows remote ink notarization, where you sign a paper document with a pen, send it to the notary, and acknowledge it to the notary by video. Your lender, the title insurer and the county clerk all have to accept it, so I ask about it early.
Taxes, fees and title at a Wyoming closing
Wyoming has no state real estate transfer tax and no mortgage tax based on the loan amount. Deeds and mortgages are recorded under the county clerk's recording fees, and the closing agent checks the county and any town or special district for local charges.
Wyoming does not require an attorney at a closing. The state's Department of Insurance licenses title agents, and its consumer guidance explains that the company insuring your title and the company handling your closing can be two different companies, so you may be dealing with both. FHA has the lender confirm that neither one, and nobody else on your file, is on HUD's list of excluded parties.
Your purchase agreement decides who pays for the owner's title policy.
The same guidance says your wire instructions come from the title or closing agent, and the way to verify them is to call that agent at a phone number you already have.
FHA next to VA in Cheyenne, Casper and Laramie
Casper is where FHA leads VA. Federal mortgage disclosure data for 2024 shows 342 of Casper's 1,283 home purchase loans were FHA and 132 were VA, better than two to one. In Cheyenne the two were nearly even, 364 FHA and 418 VA out of 1,790. In Laramie, FHA was a small share, 33 of Albany County's 437 loans, with 40 for VA. My Casper page, Cheyenne page and Laramie page have the details, and if you have VA eligibility, I can price both. VA loans in Wyoming covers that side.
How much cash does an FHA loan take in Wyoming?
FHA wants at least 3.5 percent of the home's value from you, with value meaning the lower of the price and the appraised value. HUD's Handbook 4000.1 calls that your minimum required investment, and your closing costs and prepaid items (costs like homeowners insurance and property taxes paid ahead at closing) come on top of it. The seller, the agents or a builder can pay up to 6 percent of the sales price toward those closing costs, prepaid items, points and the upfront premium, but not toward your 3.5 percent. The upfront mortgage insurance premium is 1.75 percent of the base loan, you can pay it in cash or finance it, and it does not count against the loan limit.

When you're ready, you can see rates and the payment for a home in your price range, with Wyoming closing costs included, and choose the option that works best for you. Which loan fits puts FHA next to conventional and VA, and how to get pre-approved explains what I will ask you for.
Nothing here is a loan approval, a denial or a commitment to lend. Final approval depends on the home, the appraisal and full underwriting, and HUD revises limits and premiums from time to time, so please confirm the current figures with me.
Common questions
What is the FHA loan limit in Wyoming for 2026?
It depends on the county. Twenty-one counties are at the national floor, Uinta County is slightly above it, and Teton County is at the national ceiling. The limits apply to FHA loans whose case numbers were assigned on or after January 1, 2026.
Is the FHA loan limit in Jackson, Wyoming different from the rest of the state?
Yes. Teton County has the highest FHA limit in Wyoming. It is the national ceiling for a one-unit home, which only the ceilings for Alaska, Hawaii, Guam and the Virgin Islands exceed, and it equals the conforming limit in that county.
Is FHA common in Wyoming?
It is common in Casper and Cheyenne, where roughly one purchase loan in four or five is FHA, and less common in Laramie. The mix changes from one city to the next.
Do I need an attorney to close an FHA loan in Wyoming?
Wyoming does not require one. An attorney can advise you or help with title questions if you choose to hire one.
Can I sign my FHA closing documents with a pen over video in Wyoming?
Wyoming permits remote ink notarization for acknowledgments. Your lender, the title insurer and the county clerk must still accept it, so please ask early.
